If you're going to
buy live real estate leads, you need to get the most out of your
marketing dollars by setting up conditions that will provide the
best possible atmosphere for success.
If you are a broker, office manager, or real estate company owner
providing leads for your agents you will want to make sure that lead
calls are handled professionally and in the way that will convert
the highest number to actual customers.
First, you will want to make sure your salespeople have soundproof
offices or cubicles with quality telephone headsets. Nothing is more
annoying for a potential customer than call-center chatter.
You will, of course, want to make sure that every agent has the
proper training so that the calls are handled professionally and not
just "off the cuff". You should have effective scripts and answers
to common questions. Role playing is a great training exercise that
will help your agents learn the scripts and develop a more natural
telephone voice.
Keeping agents upbeat and focused is another important factor in
getting the most out of your purchased leads. If a person is angry
or upset, it will come across over the phone. It may not come across
consciously to the prospect, but it will come across subconsciously
and will affect the outcome.
Quality control is another important facet if you are managing other
sales people. You will want to record and review calls so that you
can look for ways to help each agent improve their conversion
ratios.
You will also want to keep good records (such as number of lead
given, number converted into actual sales, source of leads, etc.)
for each sales person so that you can spot any flaws in the system
or agents that need additional training. In managing your lead
program you want to make sure that the leads are not being wasted.
